Deerbrook Owners Look to Future

Relocation of Starbucks, Subway is the beginning. Village awaits comprehensive proposal.

Relocation of Starbucks and Subway to freestanding locations at Deerbrook Mall is the beginning of what the Village and shopping center ownership hope will be an all-embracing long term plan to renovate the development.

Before mall ownership brings that plan to the Deerfield Village Board of Trustees, it wants to put certain pieces in place including potential relocation of Jewel and TJ Maxx as well as changes for Starbucks and Subway already on their way to approval after Monday’s Village Board meeting.

“A long term comprehensive plan is what we want for Deerbrook,” Mike Nigro, a source affiliated with mall ownership, said. “Jewel is a big part of this.” He also said giving all stores an outside entrance would be part of any idea put forth.

An earlier proposal for a partnership between the Village and Deerbrook was tabled in August when uncertainty arose over the financial health of Jewel’s ownership. The company was sold and its real estate representatives are taking a closer look. An answer may be forthcoming in 90 days.

Before Deerbrook brings a plan to the Village, it wants to finalize arrangements with Jewel and TJ Maxx. “We need to relocate those to affect the larger plan,” Nigro said. “It will free up space where you could put other people.”

For its part, the Village is ready to see a proposal from Deerbrook. “I am looking forward to a new comprehensive plan,” Mayor Harriet Rosenthal said. “I’m excited to see it and I think they are excited to bring something new and exciting to us.”

Nigro was not specific about what shopping center owners might suggest to the Village but he recognizes the importance of a partnership with all concerned.

“It’s still necessary for the economics of the greater development,” Nigro said. “There are a whole plethora of alternatives. We’re trying to be as transparent as possible.”

Though she looks forward to seeing Deerbrook’s ideas, Rosenthal is not ready to offer a specific opinion. “Until we see the comprehensive plan we are not making any commitment,” she said.
