Proposed Lake Cook Road Apartments Fill Variety of Needs

With primary focus on young people, developer sees empty nesters and seniors.

A proposed 240-unit apartment development near Lake Cook Road and the Tri-State Tollway in Deerfield may be intended for young professionals, but developer AMLI Companies sees a variety of people occupying the building when done. The project got its first vote of approval from the Deerfield Village Board of Trustees Monday though AMLI has some tweaking to do before it gets the final nod. Deerbrook Owners Look to Future

Relocation of Starbucks, Subway is the beginning. Village awaits comprehensive proposal.

Relocation of Starbucks and Subway to freestanding locations at Deerbrook Mall is the beginning of what the Village and shopping center ownership hope will be an all-embracing long term plan to renovate the development. Before mall ownership brings that plan to the Deerfield Village Board of Trustees, it wants to put certain pieces in place including potential relocation of Jewel and TJ Maxx as well as changes for Starbucks and Subway already on their way to approval after Monday’s Village Board meeting. Effort Made To Ease Lake Cook Construction Burden

Completion of project will start in April with plan to be done by end of October.

Intervention by Deerfield officials and the local business community will hopefully reduce the inconvenience scheduled to begin in April when Lake Cook and Waukegan Roads go under construction. When the first phase of the work was completed in 2011, delays on Lake Cook Road of over an hour between the Tri-State Tollway and Waukegan Road were not uncommon. Peapod Opens Deerfield Drive Through Location

Shoppers can now get same day service.

Online grocery supplier Peapod became Deerfield’s newest business Tuesday when it opened a drive-through facility at 677 Lake Cook Road near Deerlake Road enabling shoppers to save the delivery charge. The Deerfield location is the second one for the company. Earlier: Deerfield To Pioneer Peapod Innovation As long as people place an order by 10 a.m. it will be available at the former bank adjacent to the Lake Cook Road Metra train station by 4 p.m. the same day, according to Peapod Public Relations Manager Elana Margolis. Jewel’s Uncertainty Curbs Deerbrook Enthusiasm

Parent company of Chicagoland grocery chain is told to find a buyer.

Uncertainty surrounding the future of Jewel’s parent company, Supervalu, and the economy in general led the owners of Deerbrook Mall to regroup with plans to renovate the Deerfield shopping center. Gateway Fairview, the owners of the mall, had planned a major overhaul which involved moving Jewel into a new, modern store where Best Buy just closed. Other changes included relocating TJ Maxx to an outdoor location at the north end of the center. Why not try it? The reduced costs of fuel and drivers for delivery probably makes drive thru a good business proposition for Peapod. Near the train station, and expy exits. Some people aren't home for the delivery, but can do drive thru. Can't hurt. As for Deerbrook....I hope they fire all the geniuses who have been working on this project and get some actual ideas on the table. Good luck to us!   more ›

Village Examines Details of Deerbrook Deal

Trustees and Village officials making sure the total effect on Deerfield will be positive.

A complete understanding of the financial impact of the Deerbrook Mall renovation on Deerfield is the reason it could take the Village as long as three months from the initial presentation by the shopping center owners to arrive at an agreement. The original proposal made to the Board of Trustees June 18 asked for forms of sales tax assistance to help shopping center owner Gateway Fairview offset $16 million of the estimated $26 million cost of redevelopment. RE: Northbrook For the life of me, I don't understand for a second why Northbrook hasn't been brought in as part of these discussions. It's my understanding that they will receive an equal share - if not more - in tax revenue. So why won;t they be involved in the investment. Shoppers Will Help Finance Deerbrook

Developers’ plan calls for a special sales tax district to ultimately pay for nearly two-thirds of $26-million redevelopment of 40-year-old shopping center.

Nearly two-thirds of a $26 million proposal to renovate the Deerbrook Mall will ultimately be financed by customers of the shopping center if developer Gateway Fairview can convince the Village Board of Trustees to go along with its ideas. When some of the Trustees balked at certain points in the proposal, Mayor Harriet Rosenthal had the Board take a step back. Rather than approve a letter of intent at Monday’s meeting, the mall owners will return with a more detailed explanation July 2. Village Issues Report on Deerbrook

Plans for renovation and sales tax sharing are part of proposal.

The owners of the Deerbrook Mall will be seeking a partnership with the Village of Deerfield at no out of pocket cost to the taxpayers at the June 18 Board of Trustees meeting as part of their $26 million redevelopment package, according to a report by Deerfield staff. Gateway Fairview, the owner of the shopping center, will ask Deerfield to establish a special business district allowing a portion of new sales taxes generated by the renovated shopping center to help defray the costs. Deerbrook Plans to Move Some Stores

Village hopes to receive sales tax rebate plan next month.

More details of the renovation of the Deerbrook Mall and the Village’s role in it were revealed by Mayor Harriet Rosenthal and Village Manager Kent Street Monday at the Village Board meeting. Some stores will move and all will have outside entrances, according to Street and a source affiliated with the ownership. The interior mall will cease to exist. The Village will consider chipping in with a sales tax rebate that will not reduce current Deerfield income. When the Lake Cook Road construction project resumes next year, Mayor Harriet Rosenthal and Northbrook Village President Sandra Frum want the contractor to work around the clock to speed completion. Cook County Highway Superintendent John Yonan has said he will try to accommodate the leaders’ wishes to move the effort along with dispatch but is concerned with the noise level when people are trying to sleep.
